How much notice needs to be given before I move out and what is the vacate policy All contracts are month-to-month. We require a 1 week notice to vacate. All units are required to be swept out upon vacating & no items left in unit. If any items are left behind/abandoned, we will have to hire a junk removal company to dispose of said items & the customer will receive a bill for this service. No refunds or Pro-rates.
What is the Late Rent Policy We allow a 4 day grace period after your due date as a courtesy. If rent remains past due on the 5th day, a $30.00 late fee will apply. If rent remains past due on the 15th day, a second late fee of $30.00 will apply. Auctions begin at 30 days past due.

It is the Customer’s responsibility to “ensure” rent payments reach the office on time. If payments are being mailed in the form of a check or money order via USPS, keeping in mind mail runs slower during the Holiday seasons, we suggest customers mail their payments “earlier” than usual. If rent checks are being Auto Drafted by a bank, we highly suggest the Customer contacts their bank & requests their payments be mailed earlier as well. If the Customer has a Credit Card on file for Auto Pay, it is the Customer’s responsibility to ensure their card is valid at all times to avoid a late fee. Management will notify the Customer “once” if rent is unpaid as a courtesy. Management reserves the “option” to notify Customer additional times.

More payment options will be discussed at the time of Customer’s move in.
What type of documentation do I need to provide in order to rent a space? We require a government-issued photo ID (example: driver’s license, state ID, or passport) and a signed form giving consent to perform a criminal background check. The fee to process the background check is $20 due up front.
Your e-mail address will be utilized for all forms of communication & is legally binding & sufficient. It is the Tenants responsibility to keep their e-mail address current at all times with Thompson Lane Storage Co. & to check it frequently. Tenant agrees that he/she has been advised of this e-mail requirement. Tenant understands that the "sent" confirmation of e-mails serves as Lessor's receipt of all correspondences to Tenant. Terms of this Lease Agreement & all notices may be modified at any time & for any reason.
Do I need to sign a long-term lease? No, we rent on a month-to-month basis unless the customer requests otherwise.
How do I make a payment? You can pay in person, mail a check or money order or make a payment through our website. You may also sign up to have payments automatically deducted from your credit card/savings/checking account monthly.

Our Kiosk is available for payments 24/7.
Are refunds and/or pro-rates allowed? No.
What forms of payment do you accept? Checks, cash, money orders, VISA, MasterCard, American Express & Discover.
Do you sell boxes and storage supplies? No.
How do I know how much storage space I will need? You can either use our Storage Calculator on our website or call our manager for assistance.
Are there any items that I am NOT able to store? Liquids, explosives, flammable liquids, toxic materials, perishables and firearms. Also, we do not allow storage of any type of motorized vehicles or equipment. Please contact us if you have any questions regarding a specific item.
Does there have to be someone in the office to let me through the gates? No. At the time of signing you will be given your own security pass code that will allow you access to your unit during normal access hours. Please note, the gates may not be accessible during inclement weather.
Do you have handcarts and dollies available at your facility? Yes. You are welcome to use our complimentary carts to move in.
Are there any up front fees that I will owe at time of move in? A one time Administrative Fee of $22.

Renters Insurance

Is renters insurance required? No, however, we do suggest each customer obtain their own renters insurance as TLSS is not responsible for any damage of any sort to personal property stored on property.
